Marshs is a charming and impressive barn conversion offering considerable space and the option to occupy the property either as one or two separate dwellings. Marshs has driveway parking off Cherry Street and attractive gardens to the side and rear, which are enclosed by fences and extend to 0.17 hectares (0.42 acres in total. On the other side of the driveway to Lot 2 is a further parking area and a paddock, which extends to approximately 0.54 hectares (1.33 acres). In total Lot 1 extends to approximately 0.71 hectares (1.75 acres).

Lot 2 – Marshs (Buildings)
The buildings at Marshs (also known as Brick House Farm) occupy an area of approximately 1.36 hectares (3.36 acres) and include the driveway from the buildings to Cherry Street, which passes the house. The buildings are former agricultural buildings which have more recently been used for a variety of commercial purposes. A series of planning applications were made by the vendors seeking to regularise the previous uses, however these have been refused and the vendors are in the process of moving tenants out so that the property can be sold with vacant possession.

Planning
Marshs is Grade II listed (listing reference 1322573) and described as a ‘Five-bay barn….C17 barn, timber framed and weatherboarded with half hipped thatched roof.’ The property falls within the administrative area of Uttlesford District Council (UDC) and is not within the Green Belt nor a conservation area.
Whilst the original use of the buildings was for agricultural purposes, there has been a more recent history of commercial occupation. A number of recent planning applications to regularise these uses have been refused.

Overage
The vendors consider there is development potential in respect of Lot 2. With the uncertainty surrounding the recent planning history, the guide price has been set at a very conservative level.
