Method of sale
The property is offered for sale by informal tender. Unconditional offers are sought by 12pm on Friday 22 July 2022.

The site lies within the Rural Area beyond the Green Belt in the administrative area of East Herts District Council.

The vendor has submitted two applications in respect of the buildings numbered 6 on the plan, seeking consent for conversion to residential use (under references 3/22/0642/ARPN and 3/21/2555/ARPN) using permitted development rights. Tender process
The property is being sold by informal tender. Offers should be made using the Tender Form available in the Weldon Beesly data room.

Tenure and possession
The property is offered for sale freehold with vacant possession available on completion.

The purchaser will be required to post and 3 rail fence the boundary A-B-C-D on the plan within 3 months of completion and thereafter maintain. This boundary will be accurately marked out on the ground prior to exchange of contracts.

Easements, Covenants and Rights of Way
The property is sold subject to all existing wayleaves, easements, public or private rights of way, covenants and restrictions, whether stated in these particulars or not. A right of access for the benefit of the property will be granted over the area shaded blue on the plan, subject to the Purchaser paying a fair proportion of the costs of maintenance according to use.

Exchange of contracts and completion
Contracts to be exchanged no later than 9 September 2022. A 10% deposit will be payable on exchange of contracts with completion no later than 30 September 2022.
