Method of Sale
The freehold of the property is offered for sale by private treaty, as a whole or in four lots.

Lot 1
– Possible development plot (stpp) (edged blue)
A small parcel of land extending to 0.069 hectares (0.17 acres). Planning permission has been sought after for development, but not obtained at this time.

Lot 2
– Grassland (edged green)
A small paddock of grass extending to 0.696 hectares (1.72 acres) situated to the rear of residential properties fronting onto Ginns Road, with its own access off Crabb’s Lane. The land is occupied under a short-term grazing agreement.

Lot 3
– Woodland (edged yellow)
A dense block of woodland extending to 0.573 hectares (1.416 acres) consisting of pine and other deciduous species. Pedestrian access to this lot is by way of footpaths. In addition are vehicular rights over the land coloured light blue, but these do not join this lot.

Lot 4
– Arable land (edged red)A parcel of Grade II arable land extending to 3.509 hectares (8.67 acres). The land is currently farmed by the Vendor’s family and would be sold with a holdover right until harvest 2019.

Tenure and possession
The grassland is occupied under the terms of a shorthold grazing agreement and the arable land is farmed by the Vendor’s family. Vacant possession will be made available on completion but subject to a holdover right of the arable land until harvest 2019.

Exchange of contracts and completion
Contracts are to be exchanged within 20 working days of the issue of a draft contract by the Vendor’s solicitor. A 10% deposit will be payable on exchange of contracts with completion on a date to be agreed.

Easements, Covenants and Rights of Way
The property is sold subject to all existing wayleaves, easements, public or private rights of way, covenants and restrictions, whether stated in these particulars or not. There is a public footpath which passes over Lot 3 and 4.

In the event planning permission is granted for any residential or commercial development, the purchaser shall pay to the vendor 35% of the uplift in value to which the planning permission gives rise, subject to the deduction of the purchaser’s reasonable planning costs.
